Hey guys, i just bought an established house moving in next week

Are the vendors suppose to STEAM CLEAN the carpets before we moving? Is it compulsory for them to steam clean the carpets? or they dont have to?

I think you will find that the vendors responsibilities in relation to a sale are going to be minimal.

Essentially, you bought the house as it stands, carpets and all.

Not a fan of bearing bad news, but 9 years of banking will do that. :rolleyes:

You'll find that is the case with a rental, as its part of any rental agreement, but unless its listed in your purchase contract, they can leave it in whatever state they want. Which is why you should inform your solicitor before settlement that you want to make a final inspection on settlement day to ensure what you are buying is the same house you looked at a few weeks earlier.

I'm currently in the 17th house ive ever lived in, and when it comes to rent... theoretically they can live in it how they want, as long as they return it to the condition it was on the first day they moved in.

As for buying - unless you have had a clause written into the contract that states the place needs to be professionally cleaned, they can sell it to you how they like - as long as it is liveable (unless of course you bought it in full knowledge of its currently unliveable state, which raises entirely new legal issues).

As JC said, make your purchase subject to a final inspection (and building inspection).

Congrats on the new place

It is true though they do not have any obligation to do so unless it is in a special or standard condition in the contract (you should speak to your solicitor or conveyancer about that)

The only obligation they have is that the property must be in the same condition as it was at the time of exchange of contracts unless you have special conditions for work to be done to the property prior to settlement in which case those works should be completed.

You should definately do a final inpection on the day of settlement preferably an hour or so from settlement to make sure that it is and if not contact your solicitor immediately....do not settle the matter if its not it is so hard to get any money from the vendor once the matter is settled.

If the carpet is considerable stained and more dirty then it was when you exchanged you can ask your solicitor to get them to make an allowance on settlement for the floor to be cleaned.

You would think that it would be standard for them to clean the carpet but in any thing in life there is always loop holes around it.
