Gents, I want to narrow down possible cause, as I'm not a pro...

- I can lock/unlock all 4 doors with key.

- I can LOCK all doors with fob, when unlocking with fob, driver's doors stays locked.

I found the small plastic hatch on door panel which moves when you lock/unlock doors wont move properly when locking/unlocking.

 

Is this likely to be a mechanical issue? Should I just put some grease on cords inside the doors? Or issue could be with locking actuator?

It's possible that it could be something fouling or dirt build up, dry, or a broken mechanism, so have a look and give the mechanism some lubrication, most likely though, it'll be the actuator.
